1. OUR RELATIONSHIP

Our advice and recommendations will be based upon your stated objectives and any preferences you may have for the type of products you are willing to consider. There is usually a fee for the provision of our professional mortgage service.

We are committed to treating our customers fairly the amount of the fee will be dependent upon your individual circumstances and this will be agreed with you before the commencement of any work on your behalf. Details of the basis of our advice will be included in the Suitability Letter which we will issue to you confirming our recommendations.

The Suitability Letter (or the Statement of Needs and Demands for general insurance) will be issued to you following our recommendations and if you wish to place any restrictions on the advice we give you please let us know.

Full details of the products we may recommend to you will be covered in the relevant product disclosure information which you will receive before the conclusion of any contract. The market for products and services is constantly changing and we feel it is important to keep your arrangements under review.

You should contact us at any time to discuss. You may terminate your relationship with us at any time.

2. WHAT SERVICE WILL WE PROVIDE YOU WITH

We offer a comprehensive range of regulated mortgage contracts that are used for a non-business purposes excluding direct deals. We will advise and make a personal recommendation for you on your first and second charge mortgages and non-investment insurance contracts.

We offer a wide panel of providers following a fair analysis of the market after we have assessed your needs.

3. WHO REGULATES US

Next3Gen UK Finance Limited (FRN: 1049409), which is an Appointed Representative of Altura Mortgage Finance Limited, authorised and regulated by the Financial Conduct Authority 827849.

Our permitted business is advising on and arranging home finance on first and second charge mortgage products and non- investment insurance contracts. You can check this on the Financial Services Register by visiting the FCA’s website www.fca.org.uk/firms/systems-reporting/register or by contacting the FCA on 0800 111 6768.

4. HOW WE CHARGE YOU FOR SERVICES

A fee of up to 1% of the loan (with a typical fee of £500, subject to change) payable at mortgage application, offer or completion stage. We may also be paid commission from the lender. We do not charge a fee for insurance products as we will be paid by commission from the provider which will be based on a percentage of the first year’s premium.

You will receive a quotation which will tell you the exact amount and about any other fees relating to a particular insurance policy. The exact amount of commission we will receive from the lender is not known to us at this stage. We will confirm the actual amount to you as part of the lending illustration/ESIS we are required to obtain from the lender. You will receive a key facts illustration/ESIS when considering a particular mortgage which will tell you about any fees relating to that mortgage.

You also have the right to request an illustration/ESIS for any mortgage we offer. If you wish to add our fees to the mortgage as opposed to directly, you must inform us of this decision. If we charge you a fee, and your mortgage does not go ahead, you will not receive a refund of fees.

5. CLIENT PROTECTION

We believe it is important that our client’s wellbeing is safeguarded and accordingly we maintain Professional Indemnity Insurance for the protection of our clients. Circumstances can arise where we or one of our other customers may have some form of interest in business being transacted for you. If this happens or we become aware that our interests or those of one of our other customer’s conflict with your interests, we will write to you and obtain your consent before we carry out your instructions and detail the steps we will take to ensure fair treatment.

When we have arranged any contract or contracts for which you have given us instructions, we will be glad to advise you at any time if you ask us to do so. In most cases, you can exercise a right to cancel by withdrawing from the contract recommended to you. In general terms, you will have a 30-day cancellation period for a pure protection policy and a 14-day cancellation period for a general insurance policy.

A Mortgage contract can be cancelled at any time up to exchange of contracts for new purchases or up to completion for re-mortgages (in Scotland a mortgage for a new purchase can be cancelled up until the missives have been signed).

The start of the cancellation period will normally begin when you are informed that the contract has been concluded or, if later, when you have received the contractual terms and conditions. Instructions for exercising the right to cancel, if applicable, will be contained in the relevant product disclosure information which will be issued to you.

6. CLIENT MONEY

Next3Gen UK Finance Limited DO NOT HANDLE CLIENT MONIES. We will only accept a payment made payable to Altura Mortgage Finance Limited in respect of professional fees for work carried out on your behalf. WE DO NOT HANDLE CASH. No charge will be made to you for our services without prior notice and agreement with you. If we propose to make a charge, the basis will be explained, agreed with and by you and confirmed in writing.

7. COMPLAINTS PROCEDURE

A summary of our internal complaints handling procedures for the reasonable and prompt handling of complaints is available on request and if you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service. 8. FINANCIAL SERVICES COMPENSATION SCHEME (FSCS)

We are covered by the Financial Services Compensation Scheme for the regulated advising and arranging services we provide so that if we are unable to meet our liabilities you may be protected by the scheme.
